In Fountain Hills and most of the Valley of the Sun’s Real Estate Market is below a 2 month supply of Bank Owned Homes and less then a 4 month supply of all homes for sale.

The Media keeps talking about a large shadow market. Folks, I’m telling you that I don’t think it exist in Phoenix and particularly in the up scale communities that are so highly desirable. We could use additional homes on the market! Economists are warning of another 100,000 bank owned foreclosed homes that will get dumped on the market. If they dropped them all on the Real Estate market this week it would be absorbed in less then a month, but no one expects that to happen.
If you thought you could come to Fountain Hills and STEAL a home your about a year to late. A more likely scenario is multiple offers over the listing price. Fountain Hills Homes are still a steal but there is a ton of competition for competitively priced homes, particularly in the single family home under $400,000. If your planning on buying a home in Fountain Hills have your money in order. Make sure that you’ve prequalified for a loan or have or proof of funds documentation. Be ready to move fast when you see the right home for sale.
We’re starting into our gorgeous season! The mornings and evenings are cooling off to the high 60′s and day time highs are in the low 90′s. It’s perfect! The annual migration of Snow Birds is in full swing. That’s our first sign of Fall. Fountain Hills is starting to fire up with things to do. Movies in the Park, Jazz under the stars, Farmers Market, Art Walk, and Halloween is just around he corner. Heck The Fountain Festival will be here in November. October and November are some of the best time to visit Fountain Hills or for that matter the Valley of the Sun. By the way, if your thinking of flying here check out Alligiant Airlines out of Gateway Airport. They have some very cheap fares and they are running some incredible deals to Las Vegas as well if you want to make a quick jaunt there.
