Start looking early so that you can get an education on what’s available at what price so that you can budget accordingly. Check your credit and try to repair it as much as possible and getting a reference or 2 and or a written explanation wouldn’t hurt. Make sure you have your deposit money in place. Have a back up plan incase you’re not approved. Once you’re approved take pictures and or video of everything incase the landlord has selective memory and take a walk through with the landlord or property manager. Always deal with a Licensed Real Estate Agent when leasing a home! I can’t tell you how many horror stories I’ve heard from people leasing form non-Real Estate agents and on Craigs list. Here’s my last nightmare from a friend of my wife who thought she could save herself some money by not using a Real Estate Agent. She agreed to lease the unit and signed a contract. While moving in she notice the second bedroom had the distinct smell of mold. Upon investigating she found a wet spot in the wall coming from a bathroom that backed up to it. She called the landlord that accused her of breaking the plumbing. She tried to back out of the lease but the landlord kept her security deposit. She was out nearly $500.
